I have lived in South Florida since 2001. My brother asked me to move here from Boston to help him manage his real estate development company. I got my real estate sales associate license in 2004 and I have specialized in residential sales in the tri-county area.
In February 2010, I went back to Real Estate School and upgraded my Sales Associate License to a Broker's License. I opened my own Real Estate Company, Serafina Realty Inc. in March 2010.
Before moving down here, I grew up in the North Shore of Boston working at my father's residential and light commercial design and construction company since childhood. I have a wide-spread knowledge of many aspects of the real estate market, as well as accounting, financial planning and customer service, which I feel make me a knowledgeable, reliable source for any real estate need you may have.
Unfortunately the change in the Real Estate market has made me more experienced in dealing with short sales and foreclosures.
A few of my listings are "short sales." This is the term used when the owners fall behind in their payments and rather than give up and choose foreclosure, the bank allows the property to be listed for less than what they owe. I work closely with the mortgage company or bank to find out their requirements and help the owners provide this information so the sale can go through smoothly. Usually the owners give the bank permission to speak with me directly so I can alleviate the owners unneeded stress in dealing with this tedious process. I am pretty good with paperwork and push this stuff through! Short sales are definately a better option than foreclosures. The owner's credit is spared and a "win-win" situation is created. There are also many bank-owned properties out there right now (also known as "REO's"). These are the foreclosures that the banks have taken back from owners. I have access to lists of these homes - not only the ones that are on the MLS. If you are an investor, be assured I can find the best deals out there. I work with many banks and am now beginning to list Bank-Owned properties.
Don't forget, if you are looking for a property, finding a good Realtor to work with does not cost you anything... The sellers pay our commission fee!
